Emergency roof repair in the rain

What Are The Most Common Emergency Problems?

Storms bring rain, snow, ice, sun, strong winds, temperature shifts, and the possibility of something falling onto any roof. Whether yours is sloped or flat, damaged by weather or by some other hazard, the potential exists to need a roofing contractor on short notice.

The most common reasons people call us for roof emergencies are:

Storm damage: Repair of a roof after strong winds or heavy rain, snow or hail.

Leaks: Fixing of cracks or other points of entry for rainwater into a building.

Missing or broken tiles/slates: The repair of damaged pieces of ceramic or stone roofing.

Damaged flashing: Repair of the sheet of metal used to cover the join between roofing and walls, chimney or vents.

Roof punctures: Patching up of holes in the roofing caused by falling debris.

Gutter overflow or detachment: Re-fixing of gutters or unblocking of them to stop water running back up the walls.

Collapsed roof sections: Stabilising and repairing any section of roof that has caved in due to excess weight or structural damage.

Loose or missing ridge tiles: Replacement or secure of top of the roof joins.

Damaged roof vents or cowls: Replacing cracked or broken roof vent covers and cowls.

Flat roof membrane damage: Repairing damage to felt and rubber membranes.

Chimney leaks: Patching of cracked joints around a chimney structure and replacement of the flashings around it.

Valley leaks: Fixing leaks in roof valleys that run into the centre of a roof where two pitches meet.

Fascia or soffit damage: Replacing damaged or rotten wood around the roof edges.

Roof decking damage: Replacing water-damaged wooden underlay.

Loose or lifted shingles: Re-securing individual damaged shingles before losing them completely and water can damage them.

Skylight leak: Resealing around a cracked skylight unit.

Roof edge damage: Repairing and reinforcing the edges of the roof that are often uplifted in storms.

Emergency tarping: Installing a temporary waterproof covering to stop leaks until a permanent repair can be made.

Roof-to-wall transition sealing: Repairing failed counterflashing or siding junctions.

If you find that your roof needs attention to any of the above or any other issue, do not hesitate to contact us today to arrange for one of our skilled roofers to assess your roof.

Flat roof emergency repair

How Can We Help You?

Having your roof suddenly leaking or damaged can have disastrous repercussions on your residential or commercial premises. This is why your urgent call to our emergency roof repairs team is much appreciated. We are fast and efficient in stopping leaks, minimizing water damage and making your property safe again.

In the majority of situations, the initial step will be to make a temporary repair and address the situation to halt immediate deterioration, such as stopping leaks, plugging exposed surfacing, or anchoring loose surfacing or materials. This helps to hold deterioration back until weather conditions are suitable for a permanent long-term repair, such as by sealing one-sided, ground level joints while a permanent repair can be made in better weather conditions. Other situations lend themselves to a full repair immediately, depending on the nature of the damage, types of materials and the weather conditions at the time.

Once we are on site we will examine the area to be affected and find the cause of the problem, then we will find the safest and most effective way to correct the issue.

Once we have evaluated the problem, we will provide you with a quote for the emergency repairs and any additional work that we might need to do once the crisis has been solved. This quote will not, in any way, be binding so you are free to go ahead or not as you see fit.

Long standing values include integrity, trustworthiness and value for money. We promise not to recommend any unnecessary repairs; we will only advise you on the repairs that are required.

We are ready to take care of any emergency roofing problems you may have, including leaks, missing or broken tiles, flashing damage, storm damage, and many others. We work fast and safe to bring your roof back to be secure, water tight, and long-lasting.

When the work is finished we will leave the site clean and tidy, ready for anything. No debris, no mess, just a fully weatherproof roof ready to face the wind and the rain again.

We aim to provide an immediate response and professional roof repairs, restoring your home with confidence that it is being dealt with professionally. Out of hours, weekends or bank holidays? Don’t worry, we are available to provide emergency roof repairs.

We Repair All Types Of Roofs

Every roof has different structures, styles and materials, which results in different problems and how it needs maintenance. Having years of experience with every type of roof, we’re confident in assisting you with any building, and any roofing systems that you own.

Flat tile roof in Glasgow

Pitched Roofs

Pitched roofs are incredibly prevalent throughout Glasgow and occur in many variations from the common hip and gable to more intricate mansard and mono-pitched styles. These are almost invariably covered with tough materials designed to survive Scotland’s harsh weather including clay tiles, concrete tiles or natural slate. However, even the strongest pitched roofs are susceptible to damage on short notice due to high winds and other adverse conditions.

The most frequent issues to arise on emergency callouts to pitched roofs involve cracked, displaced, or missing tiles; water ingress at the chimney; roof-light and ventilation stack; water permeating the felt or underlay and failed flashings at the junctions of the various roof components and penetrations. The flashings – lead or metal elements designed to form a watertight seal around gaps or joints in the roof system – can be raised and moved by strong winds and consequently, water is forced into the under-roof space creating rapid damp, rot and internal damage.

Flat industrial building Glasgow

Flat Roofs

These can be found on commercial properties, apartments and most newer homes. Flat roofs are usually covered using roofing felt, PVC membrane, asphalt or another form of special water proof membranes such as EPDM. As these roofs are at a very shallow angle, it makes them much more susceptible to sitting water and quick sudden leak points, particularly when exposed to heavy rainfall or storms. Any standing water on a flat roof can find it’s way through any gaps or weaknesses in the roof membrane causing interior leaks and possibly damage if left for a period of time.

The issues most likely to require an immediate flat roof repair include: ponding water (if the standing water on the roof begins to exceed the capacity of the drainage systems, it will rapidly lead to sudden leaks in weakened areas of the roof membrane), failed or poorly sealed flashing around vents, chimneys, pipes and skylights (these are common and rapid leak points for storms), roof membrane blisters, cracks, splits or holes (the roof material can split due to extreme weather or if any object has made contact with the roof material), punctures from fallen branches or foot traffic (like a blister or split, any physical object that pierces the membrane instantly creates a pathway for water).

All these types of failures can develop at alarming rates during a storm and should be dealt with immediately to avoid water damage and structural issues. While repairing the leak, we will also investigate the existing drainage of your roof and any slope issues to identify the source of the problem, and we’ll recommend solutions to prevent similar leaks in the future, such as improved drainage and slopes.

Residential roofs

Residential Roofs

We offer a professional emergency repair service for all types of roof, including detached houses, semi-detached houses, terraced houses, holiday homes, and blocks of flats. Whether you have a new roof or one that has provided years of faithful service, we respond swiftly to arrest leaks, prevent escalation of damage, and regain weatherproof protection to your home.

We are able to carry out urgent repairs to all manner of residential roof designs and materials, each with specific needs in the event of an emergency. Sudden problems, such as displaced or cracked tiles, slipped slates, torn shingles, failed flashing around chimneys or valleys, or punctures from falling branches can cause water to penetrate quickly, leading to ceiling stains, damp insulation, rot in timber structures, or mould growth, if not addressed immediately.

On arrival at the property, we will make sure we are adequately supplied to carry out the repair. This may include replacing lost or slipped tiles/slates, repairing or refitting flashings, sealing any gaps in the system, and replacing loose or missing tiles.

We will then inspect all the points where roof failures typically occur, including the ridges, hips, verges, eaves, flashings around penetrations like chimneys, and any other areas we suspect may have contributed to the initial failure. If needed, this includes clearing blockages from the gutters that might have been contributing to water penetration, reinstating slipped underlay, and reinforcing vulnerable parts of the roof to prevent any recurrence. All roof repairs are performed to a high standard to ensure full protection is restored and you feel safe, whatever the weather.

Office Building

Commercial And Office Roofs

If you own or manage an office building or commercial premises, it is vital that your roof damage is quickly dealt with, so that you experience as little disruption to your day to day working as possible. We are quick to respond to emergencies and crises, so that your property and business is saved from water damage or other structural damage. We have served clients with all manner of commercial roofs, no matter how large or small.

Our emergency roofing services apply to both pitched and flat roofs and encompass numerous roofing and waterproofing materials such as PVC, EPDM, roofing membranes, felt, metal and concrete. If your roof has sustained damage, then we move rapidly to establish the condition of your roof and identify the best course of action. We will then stabilise the roof to prevent further damage or leakage, often through an emergency patch. We return when safety and weather conditions permit to carry out the permanent repair.

Typical emergencies we attend to in commercial premises are leaks around roof openings and at joint locations, blocked drains or gutters, failure of a welded joint (or poor MIG/Arc weld) and “storm damage” from high winds, rain or debris. We are happy to liaise with your facilities managers so that the repairs coincide with building requirements, relative to the technical specifications, operation and long term maintenance.

Our emergency commercial roof repair service will stabilize your building swiftly, prevent additional deterioration, and repair the roof to return your business to normal operation. We deliver great accuracy and professionalism to keep your commercial building secure and accessible in any emergency situation.

Industrial Building

Industrial And Warehouse Buildings

Roof surfaces on many industrial and warehouse type buildings are extensive, flat, and made over with roofing felt, PVC membrane, or sheet metal. If a leakage or damage occurs, it may have severe repercussions by possible water damage to stock, equipment or expensive downtime.

Larger industrial and warehouse roof work is a specialist field using specialist equipment. Our team is accustomed to working at great heights and in challenging conditions and can carry out emergency repairs quickly and safely complying fully with H&S and environmental regulations.

Industrial and warehouse type building which often have large areas of low-slope or flat roofs have many instances of emergency repairs or call-backs due to membrane failure and the stress of the roof structure. The norm for urgent repairs is single-ply membrane abrupt leak failure at aged or heat-welded seam separation which are subjected to water ponding by excessive rainfall or broken drains or offset drain locations, excess ponding in severe rain conditions, and/or flashings being pulled off of parapet walls, heater/air conditioner curbs, or rooftop penetrations.

Our mission is to provide quick, reliable and high quality service with minimum disruption to your day to day business. We understand that operational reliability is key to your business and our mission is to protect your building and keep your business running.

What Is Included When We Do Emergency Repairs?

Often the first step is just a temporary fix in order to stop the leak or simple fix. This temporary fix will help in the short term by the stopping of the leak but also protecting the system from further damage.

If it is possible, we will waterproof the structure initially when damage occurs.

If we put in a quick fix, when the time is right (in fairer weather, with access to the right equipment, etc.), we will make good the defects and “the failure” so that the roof can work at its best and resist the weather for many years to come.

We guarantee all the permanent repair work for 5 years and we also guarantee the manufacturers’ own guarantees on all the goods we use (roof tiles, felt, membranes, flashings, etc.)

If you’d like, we also do a complementary (free of charge) full roof checkdown, including penetrations, flashings, gutters, etc. to identify any hidden problems which could lead to costly damage in the future.

After the work is done we double test and check that the repair is in order and that the roof performs the best it can.

When finished, we clear everything away including scrap, offcuts and waste, and also make certain that the rubbish is disposed of in a way that is friendly to the planet.

You will also get an invoice (written or electronic) that shows a complete record of the work carried out, allowing you peace of mind and keeping a record should you need it for insurance claims, resale or future maintenance.

We deliver a complete, reliable service that has quick answers, repairs carried out properly, advice and follow up. Our goal is to be a reliable partner today, tomorrow and in the future.

Roof emergency

How Much Does Emergency Roof Repair Cost?

Cost will vary depending on:

Time of call: After-hours, night, weekend and holiday call-outs cost more due to the unsocial hours.

Type and urgency of temporary work: Any urgent tarpaulins, pump hire (for flooded lofts) or immediate structural propping required will also cost more prior to any permanent repairs.

Extent and location of damage: One slipped tile on the edge of the roof will be far less costly than widespread storm damage on multiple faces of a house or collapsed roofing material above a room you inhabit.

Materials: A basic concrete roof tile will be much cheaper than using reclaimed Welsh slate, a special heritage tile or matching the lead around a chimney.

Accessibility: Whether we can easily get to the area will affect cost. Inaccessible areas may need equipment or additional working methods.

Building height: The higher the building then more safety equipment and time is needed. A roof on a 1960s single detached house will typically cost less to repair than a flat in a 1970s five storey block of flats.

Pitch: Extremely steep roofs may require safety lines or a harness and will often take longer to access or repair safely than low pitch or flat roofs.

Based on all those factors, these are our emergency repair prices:

Emergency roof repair

We Always Put Safety First

Emergency roof repair often requires us to work at height, from a pitched roof of a detached property to a flat roof of a commercial building. Working at height brings dangers, not only to our team but to the property, to pedestrians and to any vehicles below.

As a result, safety remains our number one concern on every repair that we carry out. Before our team even starts to work on site, they carry out a full and thorough site and environmental inspection, taking into account the weather, height of the building, pitch of the roof and foot traffic, and vehicular movement around the building. We then deploy the appropriate equipment that includes fall protection equipment, working lines, ladders, access platform, or scaffolding.

All of our team follow specific safety practices and procedures, with a view to delivering the highest quality repair safely, quickly and efficiently, with a target of zero accidents on site. All of our staff are fully insured and public liability.

Questions And Answers

How much does emergency roof repair cost?

Depends entirely on the nature and size of the damage. Also, the roof material (tiles, metal sheets, slate, etc.). An average emergency repair typically costs 50% more than a regular repair. In general, an average repair can cost between £500 – £850 depending on repair type. You find our prices here.

Do you charge a call-out fee for emergency visits in Glasgow?

We do not charge a call-out fee. However, for all emergency call outs, there is a minimum fee of £500 covering our labour time and commitment to getting the roof fixed ASAP – ensuring we cancel our existing and previous bookings to accommodate you.

Are emergency roof repairs more expensive than regular repairs?

Yes, they generally cost about 50% more as we can get them booked in 2-3 hours, whereas a normal job might be a 3 day leadtime.

What payment methods do you accept?

We take both bank transfers and cash.

Will my homeowner’s insurance cover emergency roof repairs?

Generally speaking, yes, home insurance often cover the majority of costs for emergency roof repairs, especially for cases such as those caused by severe weather damage or trees/objects falling on your house, etc. However, the coverage really varies greatly from policy to policy. It’s best to verify your own policy wording as coverage is usually provided if the damage is sudden and unexpected rather than natural wear and tear. Don’t worry, we will take photographs of everything.

Should I call my insurance company before or after repairs?

Following immediate temporary repairs and water damage mitigation, it is recommended that you thoroughly document all exterior damage, interior leaks, any caused by falling trees or the elements, any internal water logging, and our initial works with high resolution photographs and time stamped video from all possible angles. We’ll provide a full written report to support your claim. Emergency repair expenses are typically reimbursable under insurance policies provided that your claim is approved. Make sure you retain all itemised receipts. Failure to report the damage and the need for repairs within the agreed time frame, outlined in the terms and conditions of your policy, could invalidate cover and your claim.

Can you provide written reports or photos for insurance claims?

Yes, absolutely. After completion of our survey and any necessary immediate remediation, you will receive a fully itemised detailed report with high resolution photographs and video footage of the roof and property for all insurance companies outlining all works required and anything in the near future with costs.

How do I know if my leak is an emergency or if it can wait?

If you see water dripping out of your ceiling, you have a water emergency. This goes for a stream of water coming down from the ceiling, water pooling on the floor, soaking into your attic insulation or even coming through your walls. Leaks like these require immediate attention so that mold, rot, and a collapse of the ceiling can be avoided. Small damp spots and slow, intermittent drips not pooling on the floor can usually wait till tomorrow during our office hours. When in doubt, snap a picture and text us and we will tell you if we need to come right now! We answer our texts right away with the picture!

Can tree damage to my roof be considered an emergency?

Yes, when a tree has come through your roof and is actively causing leaking or is threatening to cause further structural damage, you should treat it as an emergency, whether there are immediate large scale effects or the smallest penetrating hole that lets in water, mould and rot! If a tree has landed on your house and has created holes in your roof, we recommend removing the fallen tree from your roof first if safe, before we can place tarps to stop leaking and make repairs. Insurance usually pays for this as fallen tree damage is almost always a result of storm but NOT where a dead tree has to be removed because it fell.

Can you help me on weekends and holidays?

We try our absolute best to be available on evenings and weekends, including during bank and public holidays – give us a call/text and we’ll see what we can do!

Can you provide a quote without visiting the property?

In many cases, for minor repairs, and storm damage, a reasonable quotation can be provided without needing to attend the property. We encourage clients to send a series of clear photographs to us of the area in question, or we can offer a visual survey via video.

How quickly can you get here?

Typically we can aim for arrival to you within 2-3 hours of your call. Like with any emergency, sometimes this is not possible due to demand.

Do you offer a guarantee on roof repairs?

Of course we do! You can actually purchase a 5-year guarantee on our craftsmanship alone, in addition to purchasing any manufacturers’ guarantee that would come with the actual materials.

Do I need to leave my home during emergency roof repairs?

Usually, there is no reason to evacuate. For the majority of our services, all work performed by us can be performed from outside your home on the exterior, therefore you would stay in your home and we would perform the services outside. In cases of extreme emergency that poses an immediate threat to life and/or property (such as exposed electrical wiring in water or structural integrity compromised that presents the possibility of ceiling collapse), emergency procedures will be performed regardless of evacuation status.

How long does an emergency repair job take?

Emergency roof repairs could generally take anything between roughly 45 mins to fix very minor slipped tiles, and many hours to fix other problems. Our first concern is to cover your property and protect anything from future damage.

What types of roof materials can you repair?

We work with all types of roof material such as roof shingles, concrete tiles, clay tiles, slate, bitumen felt, EPDM rubber roofing & fibreglass roofing.

What should I do if water is coming through the ceiling?

Place a bucket or container under the leak to collect water, move furniture or valuables away from the area. Turn off power to the area. Tarp the roof externally, if possible. Contact us immediately to get the repair sorted. We prioritise leaks and will do our best to be on site quickly to seal the damage and assess further repair work. Also take photos and videos for insurance claims.

Can emergency roof repairs be done in bad weather?

We can indeed undertake urgent repair in bad weather condition. Severe storm, lightning or any winds over 40 miles per hour prevent operation until it is safe to do so. Major and lasting repair is delayed for fine weather condition to get it perfect and to fit regulations.

Can you secure my roof tonight and complete the permanent repair later?

Yes we can, and this is often the best course of action. In case of leaks, we often stop water ingress using heavy-duty tarps or rapid-seal membranes, protecting your building from further damage. We then schedule the full permanent repair at a time that suits you, ensuring safety first, stress-free planning later.

How do temporary roof repairs work?

Temporary roof repair work is generally an emergency or holding measure taken to limit the amount of moisture that seeps in or damage that continues while you make plans for proper, lasting work on your roof. Jobs like this typically serve only for a couple months before permanent work should be done on the roof.

Do you provide permanent repairs after the emergency fix?

Yes, we offer a complete service, from emergency mitigation to full permanent restoration. Once the initial tarp or patch stabilises the property and weather conditions permit, we return to remove temporary materials, conduct a thorough structural inspection, replace damaged decking, underlayment, flashing, and roofing materials with code-compliant, warranty-backed products, and ensure proper ventilation and drainage.

Do you repair both residential and commercial roofs?

We do carry out emergency and permanent roof repairs on all types of homes and business buildings. Our technicians are experienced in various roof types and structures such as sloped (shingled/tiled/slate) homes and commercial structures as well as flat or low-slope (EPDM/modified bitum/metal panels/tpo). We carry the necessary licenses, insurance (including public liability and manufacturers’ approval, where needed, to satisfy building code/warranty) and accreditations for both commercial and domestic property.

Will you use matching tiles/slates so the repair match my existing roof?

Yes, we use commonly used Glasgow tiles and slates. We will make sure the repair will match the existing roof for security and weatherproofing.

How can I prevent future roof damage?

Check your roof once once in the spring and once in the fall for cracks or loosened roof tiles or other damage. Clean leaves and debris from your gutters and downpipes to ensure proper drainage, and prevent ice build-up on your gutters in winter. Treat mosses or algae. Keep trees in the vicinity away from your house because they might drop branches during strong winds. In an area prone to large snow accumulation, install snow guards to prevent the build-up of snow on your roof or use heating cables to melt excessive accumulation of ice and snow on roof.

What are the risks of delaying urgent repairs?

A prolonged period without urgent repairs is a risk to everyone. Within 24 – 48 hours, you risk insulation damage, rotten timbers, and the development of mould, not to mention poor quality air indoors and compromised support. A sagging ceiling is just waiting for someone to walk into its way and bring down half the ceiling, not to mention, redecorating required for the entire floor. Electrical faults from water contact pose fire risks, and failing to get a leaky roof sorted can easily make it impossible for any of your insurance to cover you and can also affect your warranty on roofing products.

Do I have to be at home while you do the work?

If we have access to the property, then we may not need you to be present. But for emergencies, then it would be beneficial for you to be present in order to tell and show us what is going on.

Can you inspect the rest of the roof to prevent future leaks?

Yes, after the immediate repair work is completed, a complimentary whole roof inspection will be undertaken. All flashings, penetrations, gutters and attic space will be thoroughly examined for any existing wear or wear patterns that indicate existing roof weakness, which has helped generate your current leak. The inspection is backed up with a detailed written report which prioritises recommended actions, with relevant photography. We offer a free, no-obligation quote on preventive repairs, to save on emergency and costly leaks down the track.

Are your repair works compliant with building regulations?

Yes, we guarantee all of our work fully meets building regulations. We ensure our professional roofers are trained to use all the latest methods and techniques, and we always use certified building materials to ensure your new roof is built to the highest standard. We also provide paperwork proving the entire job was completed in accordance with British regulations.

Do you clean up the waste and debris afterwards?

Yes, we clean up your site once the job is finished, and dispose of the debris. All waste is separated, and disposal, recycling, or reuse are the first choice.
