What Types Of Roofs Can We Install?
There are many different types of roofs, but they can be divided into two main groups: pitched and flat. We can help you with both types.
Pitched Roof
A pitched roof has a sloped surface, extending down from a peak at the top of the roof to the walls of the house. Some different styles of pitched roofs include gable, hip, mono-pitch, mansard, and butterfly; all are characterized by being sloped to allow water to run off more easily and allow snow to slide off them.
Pitched roofs are also ideal for allowing lofts in the building and improved levels of insulation which are helpful in colder climates.
They are extremely popular in Glasgow and across Scotland, largely due to the climate of Scotland. They effectively prevent large accumulations of snow to avoid any damage or collapse of the roof; while they efficiently deal with rainwater drainage.
As Scotland experiences considerable seasonal fluctuations, and has notoriously bad weather, they are a practical and energy-saving feature for all houses there, and form a natural part of Scotland’s building heritage for both old and new homes.
The majority of pitched roofs in the Glasgow area are topped with roof tiles, either concrete or clay, asphalt shingles, or natural slate. Roof tiles are very popular for their longevity and aesthetics, whereas asphalt shingles are more affordable and lighter to install.
Flat Roof
Although called “flat roofs,” they are not actually flat but are sloped at an angle (usually below 10 degrees) to allow water to drain effectively.
Flat roofs tend to appear more on modern large buildings, commercial property, and more recently constructed detached homes (mainly in towns). In Glasgow, it is fairly common to see a flat roof on a newer flat and apartment block or architect designed house, especially in cities as they can add visual aesthetic and offer a large, flat area for a roof terrace or even to place solar panels.
Flat roofs are less common on detached homes in Glasgow than pitched roofs, mainly because of the weather: heavy rain and snowfall require excellent drainage which a poorly constructed flat roof will fail to achieve, this means a potential for leaks or damage through standing water.
However, modern construction techniques have now made it much easier and more reliable to construct a flat roof that will stand the test of time. The flat roof has now found popularity with contemporary style building, particularly in urban environments and modern homes that require efficient use of space and modern design elements.
The most common materials used for flat roofs are the traditional asphalt based membranes (bitumen), PVC membranes and EPDM rubber and roofing felt, mainly chosen for their waterproofing qualities and flexibility.
On top of the membrane, the flat roof should have a gravel or concrete paving slab finish. This adds a protection to the waterproofing membrane against Ultra Violet (UV) rays and also mechanical wear.
What Types of Roofing Materials Do We Install?
We can fit any type of roofing material available, including tiles (clay and concrete), slates, felt, shingles, fibreglass, EPDM rubber etc.
Clay Roof Tiles (Terracotta)
Clay roof tiles are a very common and popular material for roofing in both Glasgow and all over Scotland.
They give a very traditional and attractive look to the roof, they also tend to provide the roof with an earthy brown or reddish color. There are a number of forms including glazed tiles, which appear to have a more sophisticated shine to them and they also help prevent the tiling from attracting moss and dirt to a certain extent. They also do come in black and darker colors.
One great aspect of terracotta tiling is that they do not age. Properly looked after, they can be found in very good condition and over 100 years of use.
It is a robust and tough material, UV resistant and works well even in rain and frost, but because it is heavy, the building needs to be structurally sound to carry its weight, and therefore it may not be suitable for lighter constructions.
It is quite expensive compared to some of the newer materials but can be seen as an investment in both durability and style.
Concrete Roof Tiles
These tiles are a newer, cheaper alternative to clay tiles and are manufactured in concrete but shaped to look like traditional tiles.
In Glasgow and surrounding areas, they are a favored option as the concrete tiles are weather resistant and a much cheaper alternative to clay tiles.
Concrete tiles, whilst heavy when compared to other roofing materials, do have advantages of being easier to maintain with a resistance to frost, rain and UV radiation. There are also numerous colours and finishes available giving the concrete tiles more aesthetic choices.
Concrete tiles last between 30 and 50 years which, although less than terracotta tiles, is a very suitable length of time for the Scottish weather.
Slate
A natural stone which splits in thin layers and has been widely used for roofs in Scotland for many years (over centuries). The qualities of a slate roof are that it is a very durable material (100+ years) and is considered to be an expensive prestigious looking roofing material.
They are dark grey/black, although green and red can be sourced depending on the quarry of origin.
In Glasgow, it is still quite commonly seen on many older tenement blocks and historic buildings and is a favoured choice for restoration work where traditional features are key.
They are heavy, and will require a more reinforced roof structure. They withstand severe cold temperatures and heavy snowfall.
They are extremely durable and do not need a great deal of maintenance. They are also an environmentally friendly material, as a natural product, with long lifespan.
Roof Shingles
Roof shingles are versatile and commonly used as a roofing material. The materials consist of fibreglass and asphalt and, in structure, are very similar to felt roofing, although are constructed of overlapping sheets or tabs which results in a small tile effect on the roof. This gives the roof more detail in its appearance compared to felt.
Shingles work best with pitched roofs and are used on holiday cottages, terraced houses and some houses of detached type, for instance in the centre of Glasgow. The materials are lighter than alternative roof coverings so it is ideal for the structure of the building which has poor load bearing capability, for this reason it is a common feature in renovating old roofs.
Shingles are available in a large range of colours and profiles, so a pattern can be created to blend into the character of the building. Some types of shingles are available with increased protection against the UV light and can be purchased in self-adhesive form to make fitting easier. This type of roofing solution is economical, with relatively low maintenance and a pleasant aesthetic finish. The negative point of the roofing material however, is that roof shingles do not have the same durability as materials such as concrete, clay tiles or metal, and have an expected life of 20-30 years depending on maintenance.
EPDM Rubber
EPDM rubber (Ethylene Propylene Diene Monomer) is an elastomeric synthetic rubber membrane widely used for flat roofing waterproof covering.
It is an elastic, tough and durable product resistant to ultraviolet rays, ozone, frost, and wide range of temperatures. For these reasons it is particularly well suited to the cold Scottish winters.
EPDM is widely used particularly for new builds and in modern architecture, and is an alternative to both roofing felt and to PVC membranes. EPDM is very simple to work with, can be laid in one continuous length, and is resistant to weathering for over 50 years when correctly applied and maintained.
Minimal maintenance is required. EPDM is also environmentally sound as it has no emissions and is recyclable. One of the disadvantages is that it can be more expensive than some of the alternatives.
Fibreglass
This type of roofing, or fibreglass membrane, consists of a fibreglass-reinforced polyester or epoxy skin, generally coated with an exterior surface finish, or gel coat. It can be applied on-site as a liquid system, or used in the form of pre-formed sheet membranes.
The systems are ideal for flat or low-slope roofs (0-15°), such as terraces, garages, extensions, etc. where the importance of waterproofing is key, and due to the adaptability of the material, complex roof shapes are equally feasible. It would be best for such use as it will provide durability, a lack of structural strain due to low weight and resilience to all forms of weather, including the effects of UV radiation, with a potential lifespan of 30-40 years. This also entails little upkeep.
The aesthetic look is that of a smooth, modern roof and these are normally grey in colour.
As Glasgow tends to embrace a more modern and minimalist design style in newer homes and buildings, fibreglass is very suitable as the smooth surface is perfectly complimented by a clean design.
Felt Roofing
Bitumen roofing felt, more commonly known as simply roofing felt or asphalt-based roofing membrane is an affordable and popular option in Glasgow used on both new builds and conversions. It is composed of bitumen-reinforced membranes, sometimes coated with mineral granules or slate chips and is delivered and installed in rolls that are either heat-welded or stuck onto the roof.
Best used on flat and low-pitched roofs (0 to 15 degrees), for example, garages, extensions or commercial buildings, and not often on steeply pitched roofs where alternatives such as tiles or slate are more suitable.
Pros include: cost-effective, simple to install, and good waterproofing ability as it is well-suited to Glasgow’s rainy climate and can provide between 20-30 years of service depending on the materials used and whether regular maintenance checks are made. It may struggle in certain extreme climates, so requires regular checks for any leaks and cracks to ensure longevity.
Available in various colors and textures to achieve a neat appearance. Bitumen felt is suitable for functional buildings where the cost and efficiency are a priority.
Signs That It’s Time To Replace Your Roof
Reasons for replacing an old roof are plentiful. They include:
Worn or missing tiles: Cracks and gaps in tiles. Water ingress will be evident due to water leakage, resulting in damage to the structure underneath.
Damp or rotten interior: Signs of dampness and rottenness within the building’s structure and even beneath the roof; this is identifiable by a musty smell.
Discolouration or stains: Water marks and stains within the loft; the internal appearance can be indicative of the state of the roof’s exterior.
Uneven or wavy roof surface: The roof has an uneven or wavy appearance, denoting rot and/or a structurally unstable roof.
Creaking noises or movement: During strong gales, unusual noise or even a creaking motion can often be attributed to a structurally compromised roof which will then likely not be fixed.
Loose or damaged roofing felt: If a flat roof appears with gaps in the felt membrane (otherwise know as blistering and/or tears) it is not waterproofing as it should be.
Slate flaking or cracking: When slate roofs start flaking, their waterproof characteristics are reduced, which eventually leads to their loss of this waterproofing feature and to a roof requiring replacing.
Loss of granules on asphalt shingles: If asphalt shingles start shedding their granules which end up collected in the guttering or at the base of the building, this proves they are now useless and in need of replacing.
Chipping or fading of roof shingles: If roofing shingles are becoming chipped and faded, they are not waterproof any longer.
Corrosion or rust on metal roofs: For metal roof structures, corrosion and/or rust can prove very damaging and weakens the structure further, particularly when located in coastal regions (as in Glasgow) where this damage occurs far more rapidly due to the salt-laden atmosphere.
Frequent repairs: It may be more cost-effective to replace the whole roof, rather than attempting to patch and mend numerous areas of repair over the years.
Age of the roof: If the roof is over 30-40 years old, it will be of a time when building practices will have dictated a life expectancy that could be reached now. Regardless of apparent good repair, the roof should be considered for renewal.
Reduced energy efficiency: Energy efficiency may be poor due to lack of adequate loft insulation or simply a very old roof structure.
Leaks after heavy rain or snowmelt: Following heavy rain or snow melt water seeping through the structure means the roof is not watertight.
Building regulations or insurance requirements: An old roof may no longer meet current building regulations or the requirements laid down by building insurers for safety reasons, and the owner may have no choice but to replace it even if it appears sound.
Aesthetic considerations or property value: Aesthetic values and property price could be lowered due to the appearance of an aged and worn roofing structure.
Benefits Of Installing A New Roof
If your existing roof is not working efficiently it should either be repaired or replaced. Advantages to installing a new roof include:
Protection against weather: The greatest advantage of a new roof will be the superior protection from the elements; rain, snow and wind. The chances of water damage will be decreased dramatically.
Better insulation: Modern materials have far superior insulative values which will contribute to a reduction in your heating costs.
Higher value of the property: A new top will prove to be an excellent enhancement to your home that will increase its value and is an important consideration if you plan to sell.
Better appearance: A new roof will improve the appearance and modern aspect of your home.
Insurance premium savings: Many insurance companies will offer reduced premiums to homeowners that have a new or recently maintained roof that can be assumed not to be a risk for water damage.
Less maintenance: Less repairs will be required for a new roof in comparison to an old one.
Longer lifespan: A modern roof that is properly installed and maintained will last for decades without needing to be replaced or requiring major work to be done to it.
Warmer indoor climate: It prevents drafts and dampness, both contributing to the healthiness of a house, due to being tight and well-insulated.
Better ventilation: Modern construction usually includes ventilation in the roof structure, which prevents condensation from forming, and therefore stopping heat being built up within the loft.
Reduced risk of rot and mould: When water stops coming through a new and tight roof, it eliminates all potential risk of rot, fungi, or mould.
More resistance to adverse weather: In areas that often experience higher-than-average wind or snow, new roofs have the ability to endure far better than old ones, such as in Glasgow.
Scope for adding extra elements: When you are installing new roofing you are given the perfect opportunity to place your solar panels and also add extra insulation that will further improve heating efficiency.
Added fire safety: New roof materials and the way that new roofs are constructed will usually mean that there are much higher levels of fire safety compared to an older one.
Choose your desired style: Modern and available materials include the possibility to custom the colors to blend in with your property’s design.
Peace of mind: You are no longer left thinking about whether the next storm is going to breach your roof, as you know you have several decades before your roof has to be attended to.

How Much Does A New Roof Cost In Glasgow?
The cost will depend on these factors:
Size: The larger your roof, the more materials and labor you’ll need.
Type: Pitched and flat roofs are quite different in terms of membrane, materials and method of construction and require different types of skill, effort and expense.
Materials: Slate, clay tile, concrete tile, shingle, EPDM rubber, etc. The cost of each material varies greatly.
Structure and underlay: If your existing structure or underlay is rotten and is no longer fit for use, it will need replacing with the appropriate structure and underlay in compliance with modern standards, and this adds a cost.
Design: A roof with several pitches, a dormer, bay windows, a chimney stack or roof windows will cost more as a consequence of requiring more work.
Height of the building:If your building is low, then it will likely cost less to do and it is more simple a project than working from height, which may require scaffolding or a cherry picker.
Accessibility: Work on your roof is generally easier to carry out and will therefore cost less if access to the roof is relatively easy. A narrow lane, blocked access and an over grown garden might increase labor and complexity.
Pitch: A high pitched roof would be harder to work on, thus requiring more time and more security measures.
Existing roof: We can arrange to have the old roof taken down and disposed of for an extra charge, as we can with replacing the structure and underlay, if it needs to be replaced.
Insulation and ventilation: Should you wish to have extra insulation fitted or for the ventilation to be improved, this will effect material choice and cost but you may save money in the long run.

We Also Help You with Accessories
As well as the correct and complete fitting of your roof, we are able to help with the installation of all types of accessories and improvements that can benefit your roof’s functionality, lifespan and appearance, some of the most common include:
Snow guards: They prevent huge quantities of snow and ice from slithering off the structure below, endangering pedestrians, vehicles or other property and buildings. Highly advisable in the wetter regions of winter.
Ladders and chimney platforms: We help install all the access solutions and work on fixing secure ladders and chimney platforms on to all types of building, for sweeping and maintenance. Safety and insurance may dictate this for many types of structure.
Ice and snow melting systems: Electric cables can be fitted along the roof edges, gutters, and downspouts to prevent ice dams, icicles, and frost damage.
Ventilation slots and vents: They ensure proper ventilation within the roof structure to help prolong the life of insulation, remove moisture and contribute to a higher quality of air within the interior of your property.
Roof windows and domes: To let in natural light.
Flashings and transition solutions: When required, we also install the necessary flashings around the chimney, vents, and any other projections through the roof.
Drainage systems: We install drains and emergency overflow and/or internal drainage for flat roofs.
Moss protection and treatment: This involves a range of special treatments and coatings that help to prevent the formation of moss, algae and general grime on the tiles and shingles.
Soundproofing and thermal insulation: Additional layers of soundproofing and/or extra insulation can be added where required to give better acoustic performance or insulation.
Gutters and gutter protection: If required we are able to install or repair any type of guttering and also gutter guards to prevent blockages.
Wind resistance: For buildings at greater risk from strong winds and storms, or for those situated in exposed positions. The use of specialized fixings or even reinforcing materials can increase the roof’s ability to withstand high winds.
Lightning protection: Installing the necessary conductors, to prevent your property being struck by lightning in regions that have more frequent storms and electrical activity in the atmosphere.
Reflective roof coatings: This form of coating helps to reflect the sunlight thereby keeping the interior of the property cooler and so decreasing costs on cooling and also lengthening the lifespan of the roof structure.
Bird protection: Installing spikes or netting on the roof to prevent birds or other creatures nesting and potentially damaging your roof.
We will be glad to help you assess which solutions will best suit your building and will offer you our services in a professional manner, which we guarantee. Would you like a free consultation on site or advice free of charge? Contact us today!
We Always Put Safety First
Installing new roofs requires working in demanding conditions and at heights. That means a risk factor for our workforce as well as the building or items on the ground, thus safety comes first to each installation we perform. We are continually assessing the situation, looking at the roof, the weather conditions, and how to best and most safely access your property. Before each installation we will carry out a site assessment to identify all potential risks.
We utilize safe working practices, adhere to all relevant health and safety legislation and ensure our staff utilize appropriate PPE. That may include working at height protection such as fall arrest equipment or safety lines. We also erect safe access structures where necessary, like scaffolding or working platforms.
Our staff are all fully insured and the public liability and employers’ liability covers are in place for all installations we undertake. A job safety analysis will be carried out prior to starting work. We have all the necessary insurance in place to cover both workers and your property.
We would corden off the work area on the ground, and display relevant signs if necessary to protect pedestrians or property that is nearby. Weather conditions are monitored and work will be postponed in unsuitable conditions. We want to ensure you get a high-quality new roof without putting ourselves, you or your property at any risk.

Questions And Answers
How much does it cost to install a new roof?
This is variable because it depends on the materials the roof will be made of (tile, slate, sheets, etc.) and the dimensions of your roof. In the case of a 100 m roof, the price could range from 5,000 to 25,000 (including assembly). View our prices here.
Are there any grants or subsidies for roof replacement in Glasgow?
In Glasgow, homeowners can access grants for roof replacement or repairs primarily through Glasgow City Council’s Scheme of Assistance, which offers up to 50% funding for common repairs in tenement buildings (especially pre-1919 properties) after a £5,000 owner contribution, focusing on serious disrepair like roof issues; applications start with the council’s Private Sector Enquiry Form. Additionally, the Scottish Government’s Warmer Homes Scotland scheme provides grants and loans up to £10,000 for energy-saving measures like loft insulation tied to roof work, targeting eligible households (e.g., those with low income, elderly, or disabled residents) via Home Energy Scotland. Other options include Home Energy Scotland’s broader grant/loan scheme, Care and Repair for older/disabled residents, or heritage grants for listed properties, but funding is subject to eligibility, property type, and council priorities.
How long does it take to replace a roof?
Taking down the old one and putting up a new one with 100 m of new covering, as well as clearing the site, usually takes between 3 and 7 days, depending on the building (size, height, slope, access etc.) and the material chosen (shingles, tiles, metal sheet, etc.).
What payments do you accept?
We accept bank transfers and cash.
Can I stay in my home while you carry out the work?
Normally you do not have to leave your home, we generally aim to work in the house without you moving out, although if it transpires that we uncover serious structural problems which necessitate extensive work, we will need to temporarily relocate you. We use many precautions to reduce any disturbance by using methods that will minimize dust, noise, damp and debris; we also ensure that the house remains safe and accessible at all times and we liaise closely with you to help ease the process.
How long does a new roof last?
If properly installed and maintained, this is the typical lifespan for various roofing materials in Scotland:
Asphalt shingles: 15–30 years
Clay tiles: 50–100+ years
Concrete tiles: 30–50 years
Metal roofing: 40–70 years
Slate: 75–150+ years
Bitumen felt: 10–20 years
EPDM rubber: 30–50 years
Fibreglass: 20–40 years
Do I need to apply for planning permission to replace my roof?
Generally, you do not require planning permission when the work is considered ordinary repairs and does not change the external appearance of the building or its size and structure. However, this can depend upon the council, when unsure always consult the local council.
Do you provide a guarantee?
All our work is carried out with reasonable care and skill as required by the Consumer Rights Act 2015, and we offer a 5-year voluntary workmanship guarantee for added peace of mind. Consumers in Scotland have up to 6 years to raise claims for faulty work under the Prescription and Limitation (Scotland) Act 1973. We also provide manufacturer warranties for all materials used, in line with their terms.
How should I prepare my property before the work starts?
Sweep the garden clear around your house of anything loose like furniture, toys, planters, and so on to give our equipment good and clear access. Anything of value in the attic or on the roof should be removed or covered to prevent dust getting to it. Ensure the driveway/parking area is clear for our vehicles to access and please inform neighbours of the work and any noise or restricted access during it. Kindly keep pets indoors whilst we complete the work.
What type of roofing material do you recommend for Glasgow?
It really comes down to what type of building you have, the aesthetic and your budget. For sloping roofs, we would most commonly recommend concrete or clay tiles. For flat roofs, the most common material that we recommend would be an EPDM rubber membrane, it is a long lasting and ideal material for our wet climate in Scotland.
Can you inspect my roof before I decide?
Yes, we do free inspections and consultation; we will inspect the roof and then give professional advice on the process. We will give you a quote on any repairs that need to be done and any work that needs to be done too.
How do I know if my roof needs replacing or just repairing?
It is during our free inspection that we can assess if it needs a full replacement, an overhaul or just a repair. Give us a call for an obligation-free check-up and we will be able to tell you soon.
How can I tell if there is rot underneath the roof?
That would be very hard for us to say without seeing it. We would be happy to arrange a free inspection where we could come and have a look for you.
What happens if unexpected damage is discovered during the roof replacement?
In the case that we find anything like rot or structural issues we will stop work immediately and will thoroughly inspect it. We will then provide photo evidence and a detailed report and estimate for you. No other work will be undertaken without your prior consent.
Can I switch to a different type of roofing material?
Usually that’s not a problem at all, but that will depend on your property construction and the relevant local building regulations. We will need to determine the load bearing capacity, design and profile of your roof to establish suitability of tiling, slating, metal sheeting or membrane for a flat roof. At the survey, we can investigate alternatives for your budget and design along with Scottish building regulations.
How do you protect my property and garden during the work?
We lay down protective sheeting, cover up gutters, decks, add netting/fencing to catch waste and use skips to clear debris efficiently. Clean ups occur on a daily basis, with plant/tree covering available on request.
How do you ensure the roof replacement complies with Scottish building regulations?
We follow the Building (Scotland) Regulations 2004 and Technical Handbooks. When extending the roof or make structural changes, we obtain a building warrant from Glasgow City Council. We use compliant materials meeting British Standards, ensure proper insulation and ventilation for Scotland’s climate.
Is it possible to install solar panels during roof replacement?
Yes, and it’s the best time to do it. We can plan structure for additional load, check alignment, fix mounting systems and do so at one go. Adding solar panels when replacing the roof tends to be cheaper and have a more aesthetic completion than adding them afterward.
Do you remove all waste and the old roofing materials afterwards?
Yes, we take care of the cleanup and remove old materials. All waste is handled in an environmentally friendly way by being recycled, re-used or taken to an official waste management center.
What maintenance does a new roof require?
All new roofs require some maintenance to keep it in its best shape, although not a great deal. We would advise that the roof be checked annually; this means leaves, moss and dirt is cleared from the roof surface and the gutters, as otherwise it could lead to potential water damage, or to shortening the life of the roof. Keep an eye out for cracked or loose tiles; examine flat roof membranes for leaks and for signs of rust on metal roofs. We have maintenance packages available or could carry out inspections of the roof if you suspect there might be a problem.
What if it rains during the roof replacement?
We perform works during periods without precipitation and do not begin unless no precipitation is predicted. In the case of accidental precipitation, exposed sections are covered instantly by water resistant covers or temporary membranes. If the surface becomes wet, it is allowed to dry out before proceeding.
Will a new roof affect my energy bills?
A new roof can help to reduce energy costs by insulating your home more effectively. An insulated and well sealed roof can reduce the amount of heat you lose through it by 10-20% depending on the home and roof materials. Solar panels will reduce your electricity bill even further.
What are the environmental benefits of a new roof?
Upgrading to a highly insulated roof with modern underlayment cuts heat loss by 10–20%, trimming annual heating demand by 1–2 MWh for a typical semi-detached home and avoiding 200–400 kg of CO₂ emissions (based on Scotland’s 0.15–0.20 kg CO₂e/kWh grid factor). Choosing long-life metal or slate over standard 15–25-year asphalt extends service to 50–70+ years, significantly reducing landfill waste. Using recycled metal, sustainable slate, or low-carbon tiles also reduces environmental impact.
